What Really Happens After an Offer Is Accepted

When a buyer makes an offer and it gets accepted, most people think the hard part is over. But in reality, this is where the real behind-the-scenes work begins. Our team steps into overdrive to ensure everything stays on track through to settlement day.

Contract Preparation & Execution

Once an offer is accepted by the sellers and Buyers the contract is dated. Throughout the negotiations the team has ensured all details are accurate, including price, deposit amount, settlement date, and any conditions (such as finance or building and pest). Finally, the contract is distributed to the respective solicitors.

Condition Timeframes Begin

From the moment the contract is signed, the countdown begins on all conditional clauses. This usually includes:

  • Finance approval
  • Building and pest inspections approval
  • Body corporate disclosure (if applicable)
  • Other clauses, such as the sale of the buyer’s property

Our team keeps a close eye on each deadline, reminding the buyers and solicitors as dates approach and ensuring the seller is informed every step of the way.

Liaising with Solicitors

Communication is key during this stage. We stay in contact with both the buyer’s and seller’s solicitors, promptly addressing any concerns, changes, or requests. This level of attention helps avoid last-minute surprises and ensures that everyone is on the same page.

Support for Sellers & Buyers

This stage can sometimes feel overwhelming for both sellers and buyers — especially if it’s their first time navigating the process. That’s where we come in. For sellers, we offer guidance every step of the way: explaining clauses, recommending trusted local trades, and helping to organise access for valuers and inspectors. For buyers, we understand that organising building and pest inspections and understanding contract terms can feel daunting. While buyers are responsible for booking their own inspections, we’re always happy to suggest reliable professionals and coordinate access to make the process as smooth as possible. No matter which side of the deal you're on, our team is here to support you.

Keeping the Wheels Turning

While the contract period can be a time of waiting, we’re never idle. We stay in regular contact with both sides, making sure tasks are completed on time and helping to resolve any hiccups along the way. During this time, we also continue to monitor and note all interest in the property. In the event that the current contract falls through—for example, due to finance—we are then able to promptly notify all other interested parties that the property is available for purchase. 

Settlement Day Support

As the big day nears, we’ll coordinate key handovers, communication between parties, and arrange a pre-settlement inspection to ensure the property has been left in good condition. We’ll also check in after settlement to make sure everything has gone smoothly and, of course, to say thank you.
